The location isn't near enough to other attractions to support an entertainment district like SoFi (and that's kind of what the Royals are trying to do anyway). You can't add much more weight to Arrowhead given the underlying structure, so that leaves limited room to expand anything.
The outdoor stuff seems cool I guess? Not $800m cool, but it'd be nice to have a spot as a visitor to explore other than just wandering the parking lot and talking to random tailgaters.
But yeah, overall this doesn't seem particularly exciting. 95% of the game-day experience seems like it would be the same.
